Facebook Fallacy of Troon HOA Business

Correction to Facebook Post Listing Troon HOA’s

Before looking at some of the individual properties listed in a recent Facebook post it is important to more closely examine the precise nature of services Troon actually provides. Upon a deep look the matrix shown of six Troon companies is seriously flawed.

Troon is first and foremost a golf and country club management company. They became engaged in the management of HOAs only since the 2022 acquisition of ICON, a Florida based HOA/Planned Community Management Company. They currently have no California HOA clients in their portfolio.  As a result, the majority of their clients where they manage the golf and country club type amenities are in combination with another HOA Management Company to handle all the association and sub-association administrative and operational functions. Using SLCC as an example, Troon would manage the golf courses, food & beverage, tennis courts, bocce, and pickle ball while First Service Residential (FSR) would manage everything else.

Upon closer investigation Troon does not manage any of the HOAs listed. Below is an abstract of each of the properties. Compare them to the HOA and amenity requirements of HOA.

1.      Sterling Grove Surprise, AZ

Troon manages the Golf Club not the HOA. The quarterly HOA fee is to maintain grounds and common area. It is important that we are talking Apples to Apples in our comparisons.

The Troon Privé managed golf club offers Resident and Non-Resident memberships. The memberships are extra with costs for resident golf members of an Initiation fee of

$40,000.00 plus tax and is non-equity and non-refundable. The dues are an additional $650 Golf plus $180 social dues per month. Additional cost for cart fees or an annual trail

2.      Talking Rock Prescott, AZ (HOA Managed by HOACO)

Again, Golf is part of a separate private Golf and Country Club with similar cost as indicated above.

Troon Valley Association (TVA) is made up of 12 sub-associations that lists

Cornerstone Properties, LLC. As the property management firm for the TVA.

In the TVA is Troon Country Club in Scottsdale, AZ

The Troon Country Club is a Golf and Country club that is available for membership to

the residents around the facility. It is not included in the HOA.

This facility would not be under the TVA and would have charges like those listed for

Sterling Grove for initiation and monthly fees for Golf, Social, Carts and so forth.

Troon North is not a community but a resort with rooms and Golf outings for retreats’

This is really not comparable to SLCC.

3.      Blackstone at Vistancia (HOA managed by Trestle Management)

Like the others Blackstone Country Club is managed under the Troon Privie program

meaning the Golf amenity is part of the Club and has the imitation fees and monthly

fees unique to the facilities.

4.      Champion Hills Hendersonville, NC (self-managed by HOA Board)

This is a Troon Privé community Private Club so all the Country Club charges are separate from the HOA dues. The initial membership and annual golf membership fees are not publically published.

The HOA is self-managed by the Champion Hills Property Owners Association (POA). Residential HOA dues are currently $398.00.

5.      Bonita National Bonita Springs, FL

This is a Troon Privé community Private Club with the associated costs. Real Estate

management company unknown at this time the community HOA is listed as $5148.00

6.      Trilogy at Wickenburg Ranch Wickenburg, AZ (HOA managed by AAM)

This is a master planned community, but the golf and social clubs are part of a separate entity from the HOA.  Troon Privé manages only the golf and social club. The HOA is managed by Association Asset Management (AAM). The monthly HOA dues are currently $587.00 per month and the dues for the Troon membership is $449.00 per month plus a one-time non-refundable fee of $10,000.
